Go From Boring To Fabulous With A WOW Factor

When selling your house, one of the more stressful times in the process is actually placing it on the market for sale. Is it priced right? Is the house in good condition? Are other houses in the area a better deal? How long will it take to sell?

One of the best methods to get a quick sale and for top dollar is to separate your house from the rest.

What makes your house better? If your house is average with average features and really is just another house for sale in the neighborhood, chances are your house is not going to sell very fast. You must make your house more appealing than the rest of the houses.

You can make your house stand above the rest by adding a "wow factor". A wow factor is simply a feature of the house that grabs your attention. It could be something as simple as a marble fireplace or extravagant like an Olympic size pool in the basement, but normally a wow factor is somewhere in between.

If your house has a wow factor and the other houses in your area do not, then your house will be talked about more, visited more and perceived as worth more.

If your budget allows, make something about the house extremely special. Adding a nice, large and spacious back deck can be a wow factor and doesn't cost as much as you may think. You could easily recoup the majority, if not all of the cost of the deck and it will help sell the house faster. You could also consider a hot tub, or skylights, or go green by adding solar panels. Be creative if you have to, but make sure the house has a wow factor.

Paint colors and staging can also be considered a wow factor. If your house is professionally staged and the colors, lighting, and accessories all work together perfectly to accentuate the house, then the colors and feel of the house is the wow factor.

One thing to keep in mind though is don't over-do the wow factor for the neighborhood. An Olympic size pool in a neighborhood with houses in the $200,000 range probably isn't the best idea.

Don't try and sell a house without a wow factor. Chances are very good you will get every bit of the money invested back and the house will sell faster. Always remember, boring houses take longer to sell.
